DORMER LOFT CONVERSION COST

Summary: Dormer loft conversions are the most popular type in the UK. They have a box-like construction, jutting out from the existing roof and generally being clad in tiles to make them blend in. The room that is created inside will have straight, vertical walls and a flat, raised ceiling. With their shape and size, there is lots of room for windows to be added in, so a dormer loft conversion will feel bright and inviting.

Cost: For an average rear-box dormer, you can expect to pay around £40,000-£50,000.

L-SHAPED DORMER LOFT CONVERSION COST

Summary: L-shaped dormers are very similar to standard dormers, but they have the potential to give you significantly more space. The prerequisite is that you will need to have the right property shape in the first place, usually with an extension built onto the back to create that L shape. With this style of dormer there is the opportunity to create multiple new rooms underneath your roof.

Cost: An average L-shaped dormer loft conversion will cost in the region of £75,000.

MANSARD LOFT CONVERSION COST

Summary: A mansard loft conversion is usually built by raising the party wall, giving you a loft conversion that feels more like a standard room due to the height of the ceiling. It can offer you an excellent use of space in terraced and end-of-terrace properties. You will almost always need to obtain planning permission before a mansard loft conversion is built, as significant structural alterations will need to be made.

Cost: For an average mansard loft conversion, you will be looking at costs of around £70,000 and upwards.

HIP TO GABLE LOFT CONVERSION COST

Summary: A hip to gable conversion works on similar principles to a dormer conversion, but it is generally used for an end-of-terrace property (or perhaps a bungalow or chalet). It is a sympathetic way to convert your loft space as it will blend in very well with the existing building and structure. The sloping roof is replaced with walls to give good headroom, allowing you to use the space in a variety of ways.

Cost: When complete, a hip to gable loft conversion will generally cost around £55,000-£60,000.

VELUX LOFT CONVERSION COST

Summary: The most cost-effective way to convert your loft, a Velux conversion will simply make use of the space you already have. There will be no extensions, minimising the building work required, which means your conversion will come in at a lower price point. One of the main benefits is the use of large Velux windows in the ceiling, making sure that the space is well lit and well ventilated.

Cost: As a lower-cost type of loft conversion you can expect to pay around £30,000-£35,000.
