The dormer loft conversion tends to be the most popular kind in the UK, adding a simple extension to your existing roof where the loft conversion will be created. It is easy and quick to build and you will rarely need planning permission, making the construction of your dormer loft simple from beginning to end.

A dormer conversion is usually built off the external walls of the existing property, so it will mimic the room below it. During the construction of a dormer loft, the sloping section of a roof elevation is removed and a studwork dormer is built around the opening, giving the sloping area full-height headroom. From the outside it will have a box-like shape, and it will be fitted with traditional dormer windows to bring in plenty of light and add ventilation if required. If you secure planning permission, you can also choose to have a Juliet balcony installed.
Once the dormer is in place, it is capped with a flat roof with high-performance mineralised felt or another similar material. The whole conversion will then usually be tile clad, matching the existing roof elevation and satisfying the requirements for permitted development under the Town and Country Planning Act.
These are some of the main reasons why you might select a dormer loft conversion:
The dormer extension projects from your roof, creating a higher ceiling.
This won’t compromise a dormer conversion as it will extend upwards and outwards.
The additional height allows for dormer windows to be fitted, letting in additional light.
Dormer conversions tend to be cheaper than other types of loft conversion.

Summary: Dormer loft conversions are the most popular type in the UK. They have a box-like construction, jutting out from the existing roof and generally being clad in tiles to make them blend in.
The room that is created inside will have straight, vertical walls and a flat, raised ceiling. With their shape and size, there is lots of room for windows to be added in, so a dormer loft conversion will feel bright and inviting.
Cost: For an average rear-box dormer, you can expect to pay around £40,000-£50,000.
We have an in-house architect who can draw up plans and designs for your new loft conversion. This makes the process simple, allowing you to deal with just one company and streamlining the work to minimise disruption.
A typical project will take just six to eight weeks to complete. If planning permission is needed, we can also advise you on this and guide you through the process before work begins.
